The standard for commercial office space in WA is set to be raised, with construction commencing on ‘Rhodes House’ in West Perth. DFD Rhodes Pty Ltd, the investment and agricultural company founded by WA mining pioneer Don Rhodes, commissioned the building, with new headquarters designed by Cameron Chisolm Nicol for the historic company located within the office.
Cameron Chisolm Nicol, WA’s oldest operational architectural firm is responsible for the design. Built were selected from a competitive tender process to bring the designs to life, based on their reputation for attention to detail and experience building exceptional quality projects.
No expense has been spared to create a boutique building that stands out in design and functionality to the increasingly competitive Perth market. Striking Pilbara red marble frames double height entrances on either side of the building, making an arresting statement and cementing the building’s connection to the growth of the WA mining industry in the North- West. The marble, hewn from the Pilbara, gives passers-by an indication of the quality finishes and materials imbued into every aspect of the building.
Rhodes House has been designed to achieve a 5 Star Greenstar rating, and will exceed the PCA A-Grade standards. Solar panels will generate over 100kW of solar energy, comprising 30-35% of the building’s total energy consumption.
A top-of-the-range HVAC air-conditioning system will pump clean air through vents in the floor while extracting stale air from the ceiling, delivering a 40-100% improvement in ventilation effectiveness. The HVAC system will deliver comfort, health and environmental benefits to the office and will be the only one of its kind in an office environment in Perth.
The decision to move offices was not one DFD Rhodes took lightly. Including West Perth, the company has only held three offices throughout its existence, and it was important for LJ Hooker Commercial Principal Vincent Siciliano to source the optimal location to position the company for its’ next phase.
LJ Hooker identified 3 properties – 30, 32 and 34 Ord Street, on West Perth’s highly sought after ‘Golden Mile’ – and acquired them in two transactions over a 6 month period.
Mr Siciliano said the combination of architectural excellence, exceptional build quality, and the added legacy of DFD Rhodes made ‘Rhodes House’ a unique opportunity for a discerning tenant.
“It is not often that a brand new building of this nature comes on to the market, and the level of interest I have already received reflects that rarity.”
“Given the building’s strong ties to Western Australia and the early days of the iron ore industry and DFD Rhodes critical role in its development, I fully expect to see tenants in the building who want to be part of where we’ve come from as a state, and where we’re going”, said Mr Siciliano.
