Colliers International has facilitated training startup A Cloud Guru's new five-year lease in Melbourne CBD.
Melbourne based-tech company, A Cloud Guru will move into a whole floor at 31 Queen Street in Melbourne, taking the building to fully occupied status.
Colliers International's Ben Christie and Zak Seccull facilitated the new five-year lease on behalf of the landlord, Challenger.
The tech company will occupy 964 square metres on Level 13, and it is understood the rent was in the low-mid $500/sqm (net).
At a glance:
"A Cloud Guru is a tech company that currently occupies a 231sqm tenancy at 95 Queen Street," Mr Christie said.
"The company has experienced incredible growth and is an unbelievable success story.
"They first occupied 95 Queen Street in August 2017 and in less than two years have more than quadrupled their staff numbers in Melbourne, hence the need for this new space at 31 Queen Street."
A Cloud Guru Founder Sam Kroonenburg said he was delighted to be relocating offices as the company pursued its rapid growth strategy.
"Our staff is critical to our success and our most valuable asset," he said.
"We give [employees] the space, physically and figuratively, to do things differently, and 31 Queen Street is the ideal fit to accommodate our rapidly growing workforce."
According to Colliers International data, office enquiry from IT companies increased by 53 per cent throughout 2018 and is showing no signs of slowing in 2019.
Mr Christie said Tech companies were actively driving demand for Melbourne CBD office space, with a focus on non-conventional and creative office environments.
"We are seeing a rise in features such as exposed ceilings and polished concrete floors in traditional office buildings," he said.
The deal is the latest in a series of leases at 31 Queen Street and is one of the most recent movements by a tech company in the CBD.
Colliers International's Brigitte Doupe and Milly Stockdale also negotiated leases to Frauscher Sensor Technology for 392sqm and Knosys Solutions for 274sqm at 31 Queen Street.
