St Marys Village shopping centre in St Marys, Sydney has been listed for sale via McVay Real Estate and Stonebridge Property Group.
St Marys Shopping Village is on the market, with expressions of interest open for ownership of Sydney retail centre.
Comprising a nett lettable area of 15,904 square metres, the centre is anchored by a Target and a high performing Woolworths, both of which are complemented by 37 specialty stores and 551 on-grade car spaces.
In a statement, owner Mirvac said one of the biggest drawcards was its position in the Western Sydney catchment.
"Following a number of attractive, unsolicited off-market expressions of interest in St Mary’s Village, Mirvac has opportunistically elected to commence an Expressions of Interest campaign for the potential disposal of the asset," it said.
"The Western Sydney catchment is set to benefit from over $11 billion of Government-led infrastructure investment in the region, including the Western Sydney Airport and the North South Rail Link connecting St Marys to the Badgerys Creek Aerotropolis.
"During the last six years, Mirvac has created a dynamic portfolio of retail centres strategically located within high income, high growth and densely populated urban catchment areas across Australia’s Eastern seaboard."
At a glance:
The Centre sits on a 4.1-hectare site with potential for mixed-use development available under the current planning controls.
The Target lease expires in 2021 (no options), with the low gross rental of $111 per square metre presenting an attractive renewal, re-leasing or redevelopment opportunity
The village has a Fully Leased Net Income of $3,636,000 per annum (forecast as at September 1, 2019), while the dynamic Sydney metropolitan location is also earmarked for a new rail link connecting to the new Western Sydney Airport.
Expressions of interest close on Thursday 19th September 2019 at 4.00pm (AEDT).
