The massive strategic landholding at the gateway to the CBD is expected to attract global interest.
Colliers International have been appointed to sell the Adelaide Mail Centre, a multi- faceted gateway site situated on Gouger, Grote and Blenheim Streets in Adelaide’s CBD.
The asset boasts a massive strategic land holding of 17,924 square metres with adaptable main exchange building of circa 23,128 square metres.
Located in the coveted western CBD precinct, the development opportunity offers an expansive land holding, favourable Capital City Zoning, extensive triple street frontages and valuable holding income.

Colliers International’s Paul Van-Reesema, Justin Hazell, Craig Shute and Alistair Mackie have been appointed to sell the development opportunity.
They said the sheer magnitude of the premier Adelaide Mail Centre offering was unapparelled and represented one of South Australia’s most significant acquisition opportunities.
Mr Van-Reesema said that the adaptability of the main building and expansive land holding would appeal to the broader market.
He said he expected strong interest to come from the residential, retirement, healthcare and education sectors or investors seeking to redevelop the site or re-purpose and reposition the main building for alternative uses.
“The opportunity is reinforced by its valuable holding income via a short-term Triple Net leaseback to Australia Post, adding significant value to the asset,” said Van-Reesema.
The locality of the Mail Centre forms part of a well-established mixed-use precinct that includes residential, office, showroom, healthcare, education and retail in close proximity to Adelaide’s Biomed Precinct, the City West University Precinct, multiple new student accommodation, hotel and residential offerings and the Central Market and China Town precincts located to the east.
Mr Hazell said the sheer scale of the site made it a once-in- a-lifetime opportunity.
“The myriad redevelopment and repositioning opportunities provides developers and investors with a once in a lifetime opportunity to secure a gateway site in a precinct that is currently experiencing unprecedented private, institutional and government investment,” Hazell said.
“The offering provides the rare opportunity to secure a strategically placed development asset within the highly-sought after western precinct of Adelaide’s CBD,” said Shute.
Adelaide’s Mail Centre is for sale as a whole or in up to three super-lots by International Expressions of Interest closing Wednesday 20 November 2019 at 3.00pm (ACDT) at the offices of Colliers International Adelaide.
