Niño Early Learning Adventures has leased a Hawthorn premium childcare centre off the plan to Niño Early Learning Adventures. 760 Toorak Road Hawthorn leased on a 20-year lease with two 10-year options negotiated by CBRE’s Healthcare and Social Infrastructure team of Sandro Peluso, Jimmy Tat and Marcello Caspani-Muto negotiated the lease.
Niño Early Learning Adventures has leased a premium childcare centre in Hawthorn off the plan, to further expand its Melbourne network next year.
The group has signed a 20-year lease, with two further 10-year options, for 760 Toorak Road, Hawthorn, for an annual net lease of $499,200 plus GST.
Occupying a 784sqm site, the three-level, Architecton-designed centre will be able to accommodate 96 students and is due for completion in Q2 2023.
Within the elite suburb 7km east of the Melbourne CBD, it is just off the intersection of Toorak and Tooronga Roads, and near the popular Tooranga Village Shopping Centre and Tooranga station.
CBRE’s Healthcare and Social Infrastructure team of Sandro Peluso, Jimmy Tat and Marcello Caspani-Muto secured the tenancy.
“This Hawthorn site is set to redefine what an inner-suburban, premium childcare centre should be,” Mr Peluso said.
“The centre was cleverly designed to sit on the small, 784sqm site, making use of every possible space available, and gives Niño Early Learning another brilliant location.”
Given the area’s land values, Hawthorn is home to few modern childcare centres, with places for centre operators and children alike in high demand.
“Well researched and selected sites within a 15km radius of the CBD will continue to generate strong operator demand,” Mr Tat added.
“With rising house and land prices, developers and architects are having to rethink their approach, shifting the traditional, single-storey childcare centre to multi-level buildings that still meet every guideline and ensure kids have plenty of space to aid their development.”
When it opens, the Hawthorn centre will become the 24th Niño Early Learning Adventures in Victoria, with the group ranked among Australia’s top operators.
