A private investor has paid $7.75 million for the Genesis Health and Fitness centre at 15-21 Coburns Road, Brookfield, in Melbourne’s outer west.
Burgess Rawson’s Justin Kramersh negotiated the sale.
This prime commercial investment is situated on a substantial 5,916sqm corner site and includes a 2,220sqm purpose-built leisure centre, leased to Belgravia (Genesis) for 12 years commencing 1 July 2015, with options for two further six-year terms.
The leisure centre facilities include weight training rooms, several exercise studios incorporating cycling, cardio and exercise areas plus a 25 metre indoor swimming pool.

The sale demonstrates continued confidence in the health and wellness sector with investor demand for this asset class remaining strong.
The state-of-the-art early learning centre has a new 15-year net lease to Greenfield ELC until 2038 with options for two further 10-year terms. The net annual rental is $339,255 with fixed 3% annual rent increases.
Mr Kramersh said they expected strong interest in the asset, with early education centres selling well despite 12 cash rate rises.
