Established Mildura childcare operator Country Bunch Early Learning will expand its footprint in the region, with the lease of a brand-new centre negotiated by CBRE’s Australian Healthcare & Social Infrastructure team of Sandro Peluso, Marcello Caspani-Muto and Jimmy Tat.
Established Mildura childcare operator Country Bunch Early Learning will expand its footprint in the region, with the lease of a brand-new centre.
The 3,000sqm site at 751-753 Irymple Avenue adjoins a new residential subdivision in Irymple, 6km from the Mildura CBD, with construction set for completion in late-2023.
A 789sqm building with permit approval for 100 long-day care places is accompanied by outdoor play areas and parking for 25 vehicles.
Country Bunch has signed an initial 20-year lease, with options through to 2063, for a commenting annual rent of $260,000.
The deal was brokered by CBRE’s Australian Healthcare & Social Infrastructure team of Sandro Peluso, Marcello Caspani-Muto and Jimmy Tat.
“Country Bunch is an established local operator with a strong understanding of demand trends in the area, which is key to long-term viability,” Mr Caspani-Muto said.
“Its existing centre in Mildura has a lengthy track record of operating at close to 100% occupancy and, with an existing waitlist in place, there is a strong belief this Irymple centre will reach a similar level in record time.
“It would typically take an operator nine-to-fourteen months to reach sustainable levels of occupancy after first opening their doors; for anything like this to occur in less than six months would be a testament to the tenant’s experience in the sector and local demand forecasts.”
The Irymple Avenue development is the second childcare centre the CBRE team has leased in Mildura this year, accompanying 224 Sixteenth Street, which was part of a wider, regional leasing portfolio.
“Our team has seen a significant increase in demand for regional childcare centres over the past 12 months,” Mr Peluso added.
“Demand will always be strong for metropolitan centres, however, given the length of time regional locations have been avoided and the significant growth in migration to these areas over the past two years, demand prospects are incredibly strong.”
