Heavenly Trio has sold the distinctive former Presbyterian church in Castlemaine for an undisclosed price in excess of its $2.75 million price guide.
Burgess Rawson’s David Napoleone, Romanor Falconer and Raoul Holderhead in conjunction with Cantwell Property Castlemaine’s Michael Cantwell handled the transaction via an Expressions of Interest campaign.
Mr Napoleone said the campaign attracted record interest for this asset class and was the fifth most viewed property across the entire Real Commercial platform during the campaign.
The campaign included three historic buildings comprising two churches plus a refurbished 3-bedroom residence.
Located at 11-13 Lyttleton Street, the show-stopping Italian-gothic church was built c.1861 while the church hall was constructed c.1855. The rich landholding has an area of 2,023 sqm across two titles with a prized 40 metre frontage and features a large rear garden plus ample on-site car parking via ROW through Templeton Street.
The church features striking period detailing including a pitched roof, slate tiles, magnificent stained glass windows and eye-catching original timber doorways.
Conveniently situated in the heart of the prominent town centre, the property is near IGA, Australia Post, CBA, Nab, under construction Woolworths and only 250 metres from Castlemaine train station. Castlemaine itself offers a commercial hub of Mount Alexander Council with a trade catchment of 20,000 and is about 120km north of Melbourne and 40km from Bendigo.
The sale follows a spate of recent transactions whereby Mr Napoleone has handled multiple asset sales of a similar nature including the Uniting Church’s divestments of their Preston, Montmorency, Thornbury, Reservoir and Blackburn South locations.
