A new Specialist Disability Accommodation facility Cannon Hill sold for $3.75 million to Barwon Investment Partners by Colliers Queensland agents Philip O’Dwyer and Harry Higgins.
Demonstrating the medical sector remains one of the most buoyant sectors in commercial property, a newly constructed Specialist Disability Accommodation (SDA) facility in Cannon Hill has transacted for $3.75 million to healthcare investment fund, Barwon Investment Partners.
Transacted by Colliers Queensland agents Philip O’Dwyer and Harry Higgins, the 607 sqm site at 58 Armstrong Road, Cannon Hill was sold on behalf of valued client Saorsa Health.
The purpose-built facility includes four, two bedroom modern apartments over two storeys offering specialised residential care underwritten by the NDIS with a secure 10-year lease to The Uniting Church Australia Property Trust, represented by Wesley Mission Queensland, a reputable SDA provider.
Colliers Queensland Investment Services Associate Director Philip O’Dwyer said after a successful sales campaign with strong engagement from private, offshore and institutional groups, the buyer was ultimately a healthcare investment fund looking for a strong performing asset.
“The property is located in a high demand Brisbane fringe location, where demand for NDIS housing services is strong,” Philip O’Dwyer said.
“The property offers strong rental yields on a long term lease to a reputable tenant which made it a great investment opportunity.
“Ongoing government investments in healthcare have been instrumental in driving the expansion of the sector, solidifying it as a reliable and secure source of income,” Philip O’Dwyer added.
Colliers Queensland Investment Services Executive Harry Higgins said the property generated substantial interest from private, offshore and institutional groups looking to enter or build on their healthcare portfolio.
“The medical sector remains one of the most buoyant sectors in commercial property with the surge in population fuelling demand for medical services, strengthening their position as a viable investment opportunity,” Harry Higgins said.
“The prime location also played a pivotal role in attracting a considerable number of interested parties.
“Conveniently located with easy access to the CBD, Gold Coast, and Brisbane airport, it’s within 6 kilometers of Brisbane CBD and walking distance to the train station, schools, shops, and parkland,” Harry Higgins added.
