Owned by different vendors, the sites on offer are 3A, 5 and 7 Rosebud Parade.
3A and 5 Rosebud Parade were originally listed with Michelle Adams and not long after, the adjoining neighbour at 7 Rosebud Parade also decided to sell up so approached Jeremy Lewis to market the property.
Mr Lewis said neither of the owners knew the other was wanting to sell but the timely listings have allowed for all properties to be sold individually but also with the possibility to snap up all of them with a view to redevelopment.
Both 3A and 5 Rosebud Parade are being offered for sale via an Expression of Interest campaign closing 14th July at 4pm.
The two properties have a combined land area of 650 square metres over two titles.
The property at 3A has a 318 square metre site area and has been leased to a mechanic for the past 30 years. The estimated net rental is $17,220 per annum plus GST and outgoings.
The second property at 5 Rosebud Parade consists of an older style residential dwelling on a site of 331 square metres. The vendor currently occupies the building.
The third property on offer is a single level timber building on a site of 331 square metres which is subject to a monthly tenancy.
Mr Lewis said the properties are well-located just one door back from Point Nepean Road and only moments from the popular foreshore and the Rosebud retail precinct.
“If sold in one line, the properties offer about 1,000 square metres of prime space that could be utilised for office, retail and residential, permits allowing."
“The Mornington Peninsula has seen strong growth in population in recent times and with this set to grow, there will be demand for retail, residential and office space, ” he said.
