A New South Wales-based private investor has purchased a prime commercial asset at 38-40 High Street, Wodonga, Victoria for $6.4 million.
The sale was managed by Burgess Rawson’s Beau Coulter, Justin Kramersh, and Sam Mercuri, in conjunction with Dixon Commercial’s Andrew Dixon and Oscar Dixon.
Mr Coulter said the sale highlights the continued demand for high-quality commercial properties in strategic locations.
The two-level building spans 3,811 square metres and is situated on a 2,811 square metre corner site with a 107-metre combined street frontage.
The building is anchored by the VIC Government Department of Education, which recently invested $400,000 in tenant-funded fit-out upgrades. The property generates a net income of $595,486 per annum with three per cent rental increases.
Andrew Dixon said regional Australia continues to experience boom times and Albury / Wodonga is one of Australia’s most progressive and dominant regional centres.
“The Albury / Wodonga region continues to experience significant population and business growth and provides massive investment opportunities due to its strategic location,” he said.
Mr Coulter said Wodonga is fast growing regional town marked by low vacancy rates and a 37% increase in house prices since June 2021.
