Salta has reached a major milestone within its premier business precinct, Nexus Mulgrave, securing the most leasing deals and renewals in Melbourne’s middle ring in the past financial year.
Leading property development and asset management group Salta has reached a major milestone within its premier business precinct, Nexus Mulgrave, securing the most leasing deals and renewals in Melbourne’s middle ring in the past financial year.
Across a total of 3,230sqm, the new tenants include international automotive brand SsangYong, which will be occupying 1255sqm at 35 Dunlop Road, global manufacturers Danfoss which will occupy 856sqm at 6 Nexus Court, as well as American adhesive group, Gorilla Glue, which has taken out 300sqm at 5 Nexus Court.
These deals also add to 3,420sqm of lease renewals recorded in the past financial year, which has seen notable companies including Worksafe, Brenntag and Randstad recommit to the precinct.
At a combined 6,650sqm, these new deals and renewals reinforce Nexus Mulgrave as Melbourne’s leading suburban business precinct, with the new and renewed tenants joining other existing blue chip tenants including Westpac, Daimler Trucks and Bristol Myers Squibb.
Salta Managing Director Sam Tarascio said it was the business’flexible and forward-thinking approach to leasing and partnering with tenants to solve their workspace requirements that had driven such strong results.
“Nexus Mulgrave is increasingly recognised as one of Victoria’s best places to work, evidenced by the broad range of companies choosing it as their address,” Mr Tarascio said.
“Underpinned by our owner-operator model, Nexus Mulgrave delivers on what today’s modern office worker is looking for and demonstrates the impact of amenity-rich and community-focussed design. Providing tenants with the option for ready-to-go speculative fit outs, which are further benefitted by our onsite asset management teams, has been key to our success.”
Gaining popularity with businesses from small to large, Nexus’transport links as well as the precinct’s premium lifestyle amenities and people-centred design, which includes a gym and wellness centre, rooftop tennis and basketball courts, dedicated onsite childcare, a range of eating options and state of-the-art end-of-trip facilities, have been standout features attracting and retaining tenants.
This people-first approach has further enabled flexibility and adaptability for prospective tenants at the precinct. This includes offering tailored leasing terms, designing a diverse range of suite sizes, as well as providing a turnkey option with completed office spaces for tenants to move in quickly, and avoid delays and complications that prevent many small and mid-sized businesses from relocating or upgrading their offices.
According to Joseph Lee, Managing Director and CEO of KGM (SsangYong) Australia, the Nexus Mulgrave location presented an ideal opportunity for the company to establish a presence with a custom-designed fit-out. This move also offered a unique advantage by consolidating both office and training facilities at a single site.
“The Nexus Mulgrave business precinct provided a range of solutions to support our rapidly growing Australian operations. We were already acquainted with the location and were impressed by the high standard of the offerings, including the on-site management team. Additionally, the collaboration with Salta to create a tailored space that meets our specific requirements was a significant draw,” said Mr Lee.
“This bespoke solution from Salta will enable KGM (SsangYong) Australia to integrate our offices and training centre for the first time, enhancing the experience for our team and extending benefits to our broader stakeholders.”
Colliers’recently released Precincts in Focus 2024 Report has identified Mulgrave and its surrounding suburbs as a major employment agglomeration in the Outer East Region.
According to Director of Office Leasing at Colliers Ash Dean, Salta’s Nexus Business Park has proven to be the best performing office precinct in the Outer East in 2024 based on total NLA leased.
“With elevated levels of vacancy in the Outer East market, it is a testament to the product being delivered at Nexus Mulgrave to see such a high volume of leasing transactions occur,” said Dean.
“Salta’s focussed investment in the quality of its assets, and in the extensive offering of amenity, is aligned with market demand for agile office space that champions work-life balance. More and more, tenants are looking for space that can make their lives easier and that prioritises wellbeing and social connection – two major features within the Nexus business precinct,” said Dean.
As Salta develops, owns and manages the assets and precinct amenity across its portfolio, a high level of personalised service is on offer at Nexus Mulgrave.
“Salta has its inhouse team on the ground to support tenants – even employing its own landscaping and maintenance teams and hosts a community engagement app to ensure that the customer experience is exemplary. So often the property management and customer services are outsourced to other companies, which sees tenant feedback and the overall standard of service deprioritised,” added Dean.
Now home to 48 tenants spanning technology, retail, manufacturing, government and industrial, Nexus Mulgrave continues to consolidate its position as Melbourne’s most in demand suburban office precinct.
