Level 4 of Hudson House, 131 Macquarie Street Sydney sold to Australian Hotel Association of New South Wales (AHA NSW) as they expand its stakes, brokered by CBRE’s Angus Windred, Callum Cooke and Harry George.
The Australian Hotel Association of New South Wales (AHA NSW) has extended its stake in Hudson House after snapping up Level 4 of 131 Macquarie Street for $10.7 million.
The entire Level 4 office space is occupied by law firm Speed and Stracey.
The sale means the peak NSW hospitality industry body now owns three of the prestigious property’s 16 levels, having acquired Levels 15 and 16 in 2009, making it the largest unit entitlement holder within the building.
The recent sale was managed by CBRE’s Angus Windred, Callum Cooke and Harry George.
Mr Windred noted CBRE had transacted more than $50 million of strata office space in 2024.
“The market remains strong for rare opportunities with longer term upside. There was significant interest in this asset from some of the wealthiest families in the country looking to secure their space in this exclusive property,” Mr Windred added.
Mr Cooke said, “The premium end of the Sydney CBD strata office market has remained robust with a flurry of whole floor sales being completed by CBRE including the sale of Level 1 and 10 of 33 York Street for $14.75 million and another premises close by for $4.75 million.”
Built in 1965, the offices of Hudson House feature views of Sydney Harbour and the Royal Botanic Gardens. The building has been used as the family offices for some of Australia’s most recognised names including Reg Grundy and philanthropist Gretal Packer. Current tenants include Sam Arnaut of Iris Capital, Michael Siddle of Ramsay Healthcare, the Vicars family, and the Fairfax family.
