Barwon Business Park, an off the plan A-Grade strata office development is setting a new standard for sustainable commercial real estate. This innovative project addresses the need for modern office spaces with an emphasis on environmental responsibility and sustainable design.
Located at 45 Riversdale Road, Newtown, Barwon Business Park, designed by renowned Geelong architect Mark Gratwick, takes full advantage of its unique elevated site along the Barwon River. The development offers distant views and optimal access to the north winter sun, creating inviting and energy-efficient workspaces.
"Taking advantage of the elevated site, Barwon Business Park is unique in terms of Geelong's topography. The elevation provides distant views and access to the north winter sun, giving each office a very good two-way aspect. Offices benefit from views to the east, west, and the river, while also enjoying an elevated outlook to the north," says Gratwick.
The development incorporates numerous natural design features that significantly reduce the need for artificial heating and cooling. The orientation and design of the buildings maximise natural light and warmth, while shading devices are strategically placed to accommodate sun angles, reducing the need for cooling.
"One of the most important aspects is the passive design opportunities which eliminate the energy required to cool and heat the internal space. Sliding doors in the glazed elevations allow for cross ventilation, providing natural cooling breezes in summer," Gratwick explains. "Prevailing winds from the south and west pick up a breeze from the river, enhancing the cooling effect."
Each office will be equipped with a 1kW roof-mounted PV solar power system, capable of generating up to 100% of anticipated energy demand. Rainwater gardens for stormwater collection and filtration, 3,000-litre recycled rainwater tanks for toilet flushing, and double-glazed energy-efficient low emissivity glazing are also included in the design.
"The passive environment means you're not solely reliant on electricity or gas to control the internal space. This is crucial for sustainability and reducing the environmental impact," says Gratwick.
Unlike most of the buildings in Geelong, Barwon Business Park's orientation fully embraces its riverfront location. "Most buildings in Geelong don’t respond to the river, and their office environments are low-lying, often without views of the bay. Our development is unique in this regard," Gratwick notes. The south building, located at the rear of the site, is particularly oriented towards the river, offering a visual and environmental connection to the natural surroundings.
The site includes native landscaping, designed to be low maintenance and responsive to the natural environment. Additionally, future rezoning to mixed-use could allow these spaces to be converted into residential areas, further enhancing their value and versatility.
"Down the track I can see that the location will be re-zoned to mixed-use, allowing the offices to be used as residences. This flexibility is a key aspect of the design, ensuring the development can adapt to future needs," says Gratwick.
“Barwon Business Park is designed to be both luxurious and environmentally responsible,” says Phil Petch, the Founder of IDS and the developer of Barwon Business Park. “We are building high-quality office spaces for the post-COVID office environment that enhance the daily experience of businesses while minimising environmental impact.”
The design of Barwon Business Park goes beyond aesthetics. The offices are light-filled and flexible, designed to promote a healthy work-life balance for staff. Each floor boasts oversized rooftop terraces and balconies, offering exceptional views and a connection to nature. End-of-trip facilities, including showers and change rooms, are seamlessly integrated to enhance comfort and convenience within the workspace. The development also has its own dedicated café for out-of-office meetings or socialising.
“The Geelong market is growing stronger, with a new calibre of businesses establishing themselves here,” Petch explains. “Barwon Business Park offers a rare opportunity for owner-occupiers and tenants looking for A-Grade offices in an exceptional riverfront location.”
The development caters to the needs of small to medium businesses, providing flexible floor plans and a prime location that enhances business visibility and growth.
“Quality is at the heart of what we do,” says Petch.
