A new business has opened in Townsville following the lease of a property in a high exposure location just southwest of the CBD.
Irrigation equipment supplier Think Water has committed to space at 184-186 Charters Towers Road in Hermit Park following a leasing deal negotiated by Knight Frank agents Paul Dury and Mark Fitzgerald.
Think Water has 60 stores across Australia and New Zealand, including 38 in Australia. The Hermit Park store is the first Think Water store in Townsville.
All Think Water stores are independently owned and operated by locals who understand the issues and needs around water in their local area. The Think Water Townsville franchisee is an established local who operates another business in a similar industry.
The 890sq m Hermit Park property consists of a 355sq m retail/commercial building with an adjoining 127sqm warehouse and yard area.
The building is fully air-conditioned with on and off-street car parking for staff and customers.
The tenant has leased the property for three years, with a five-year option in place for a gross rental rate of $82,000 per annum plus GST.
Mr Dury said there was significant enquiry from prospective tenants from the start of the leasing campaign leading to multiple parties submitting their interest to occupy the space.
“The tenant was a new business in Townsville looking for a high-exposure location,” he said.
“Located on Charters Towers Road, this property offered main road exposure, which was a huge drawcard.
“The Think Water franchisee was also looking for a space that provided an open plan layout for retail and stock presentation along with ease of customer parking, plus a warehouse and yard area.”
Mr Fitzgerald said good properties with the right attributes located along Charters Towers Road continue to attract a high level of interest.
“Both existing and new retail and commercial traders recognise the advantages of exposure on this main road,” he said.
“In addition to the location, they’re also looking for attributes including an appropriate building configuration and access for customers.”
