Australian Unity has paid $13.495 million for two WA childcare assets sold by Jake Wallman of LJ Hooker Commercial Perth.
The Nido Early School on the corner of Berwick and Camberwell Street in East Victoria Park was sold for $7.071 million. The centre which recently commenced trading, benefits from strong exposure situated directly opposite a local Primary School.
The sale prices reflect one of the largest recent individual childcare centre transactions in Western Australia. The vendor is Floreat Beach.
The Greenleaves Early Learning Centre in High Wycombe was sold for $6.424 million.
Greenleaves is positioned on the prominent corner of Kalamunda and Fernan Roads and is easily conveniently located directly opposite Coles High Wycombe.
This asset was purchased on a fund-through acquisition, with the land having already been settled and the project anticipated to be complete early 2024. It is being developed by Uptown Street.
Prior to facilitating the fund-through transaction, LJ Hooker Commercial Perth had previously introduced National tenant, Greenleaves Early Learning, who have committed to the site for 15-years plus options.
Mr Wallman said these sales reinforce the on-going demand for well-located childcare assets tenanted by experienced national operators, with Nido Early School & Greenleaves Early Learning both trading in excess of a combined 150 centres.”
“As well as being an attractive asset class to private investors and syndicates, institutional buyers such as Australian Unity have become more active in the Early Learning space, with both State and Federal Governments providing strong funding for the sector.
“Both properties were sold on long term leases,” he said.
Mr Wallman said Australian Unity was pleased to continue the expansion of the recently launched Child Care fund into Western Australia with the strategic acquisition of East Victoria Park and High Wycombe.
Through their partnership with one of Western Australia’s finest childcare developers, their contracted pipeline of assets is approaching $100 million, providing stable income to investors which is underpinned by Government support.
As Western Australia is a key market for Australian Unity, they are looking to continue our geographical diversification across all states and territories.
