More than 6,000sqm of commercial space at the new Footscray Hospital has hit the leasing market in a campaign run by CBRE’s Australian Healthcare and Social Infrastructure team of Sandro Peluso, Kai Wang, Jimmy Tat and Marcello Caspani-Muto. The spaces are primed for operators who can provide complementary medical services to the community, leveraging from the synergies of being co-located on the hospital site.
Situated on levels 1 to 4 of the dedicated commercial building there are various areas from 1,100sqm to 4,400sqm available for medical centre, allied health and/or office use, along with a rooftop childcare
The New Footscray Hospital Project is being delivered by Plenary Health under a Public Private Partnership (PPP) with the Victorian Health Building Authority and Western Health. It is one of Victoria’s largest ever healthcare infrastructure projects.
Located approximately nine kilometres west of the Melbourne’s CBD, construction is well underway and the project is due for completion in late 2025.
The new hospital will provide more inpatient, outpatient, mental health, palliative care and surgical services in Melbourne’s west, allowing the treatment of almost 15,000 additional patients and allow around 20,000 extra people to be seen by the emergency department each year.
As demonstrated in other benchmark health precincts, health ancillary services are well positioned to leverage the strategic linkage to the core hospital. The site is prominently located on the corner of Geelong and Ballarat Road with easy access to major road networks, Footscray train station, and trams.
Operated by Western Health, the new hospital will deliver 504 inpatient beds including 224 multi-day beds, 96 subacute, 54 critical care, 50 mental health, 36 same-day, 24 hour emergency department, and 15 drug and alcohol beds.
The site will also include a Victoria University education and research building, along with a central green space, cafes, a childcare centre, gym, pharmacy and supermarket. The new Footscray Hospital will be an exemplary and enduring tertiary hospital and community asset that enables delivery of world-class health care to the community of Melbourne’s west.
“The new Footscray Hospital is one of the largest ever healthcare investments in Victoria’s history and includes a dedicated commercial building which provides the market an unrivalled opportunity for medical, office and childcare operators to co-locate within the project site.
“Businesses will benefit from being within a major Victorian public hospital with a significate projected workforce and patient throughput, along with being situated in a part of Melbourne with high population growth forecasts,” Sandro Peluso said.
City of Maribyrnong population is expected to increase by 70% from 91,479 in 2023 to 155,006 in 2051. Retail trade, professional, scientific and technical services and health care and social assistance represent the key industries making up the ‘top 5’ number of registered businesses.
