Brookfield Properties and Cbus Property have secured energy company, INPEX, to occupy premium office space at their new waterfront development, Nine The Esplanade, Elizabeth Quay.
The company has committed to a 10-year lease of approximately 11,200 square metres across six floors, at Nine The Esplanade.
Office leasing pre-commitment levels in the PCA premium grade office building are now ~73 per cent, with other tenants EY, Multiplex, Hub Australia and Argonaut. Little Creatures Elizabeth Quay will occupy the hero ground floor retail tenancy.

Nine The Esplanade is targeting market-leading sustainability ratings, including a 6 star Green Star Design and As-Built Rating, 5.5 star NABERS Energy Rating, 4 star NABERS Water Rating and IWBI WELL Gold Core certification.
Designed as a highly efficient workplace, the 19-storey building boasts more than 4,600 square metres of on-site co-working space and conferencing facilities, premium end-of-trip facilities and a wellness room, all located within a well-connect precinct supported by multiple transport options.
The new Little Creatures venue at Nine The Esplanade will offer more than 500 square metres of internal dining, brewing, and taproom space, along with a 390 square-metre alfresco area overlooking the picturesque Elizabeth Quay.
Nine The Esplanade is scheduled to reach practical completion in April 2025.
Nine The Esplanade is the second commercial tower to be developed in the Elizabeth Quay precinct by Brookfield Properties, on behalf of Brookfield Asset Management, following the completion of One The Esplanade in 2023. It also marks Cbus Property’s second commercial office development in Perth, following the success of 140 William Street more than 10 years ago.
Designed to complement the adjoining office buildings while taking advantage of its prime Elizabeth Quay location, Nine The Esplanade will offer a business lounge, co-working spaces and conference facilities.
Other building highlights include large efficient floorplates of circa 1,870 square metres, touchless technology, inter-floor connection opportunities, floor-to-ceiling glass, secure lift destination controls and undercover parking.
Nine The Esplanade’s design will also incorporate premium end-of-trip facilities, a dedicated tenant app and concierge services. Work floors provide for flexible open workspaces, collaboration spaces and centralised floor connection, along with expansive river and city views.
Nine The Esplanade is one half of an elegant and eye-catching twin tower scheme designed by two international global architectural firms, REX and Hassell, to recognise the site’s strategic importance. When complete, the two towers will be joined at the ground plane by a large undercover civic plaza lined with high quality retail, restaurant and café tenancies.
