25 King, the largest and tallest engineered timber office building in the country, uses state-of-the-art technology and sustainable outcomes to create a connected, collaborative workspace.
Australia’s tallest engineered timber office building, 25 King, has been officially opened by Lendlease and Impact Investment Group (IIG).
The first of its kind in the Australian property market, 25 King includes extensive use of innovative and sustainable building materials – glue laminated timber structural beams and columns and cross laminated timber floors – as well as state-of-the-art technology to deliver a true workplace of the future.
25 King is part of the Brisbane Showgrounds Regeneration Project, which will see 5.5 hectares of new development including the International Convention Centre, residential apartments, a commercial precinct, hotel, and many restaurants. On completion, it is expected that more than 15,000 people will live, work and play each day at the Brisbane Showgrounds.
John Burton, Lendlease’s Managing Director, Urban Regeneration said 25 King is the latest example of high-performance workplaces setting new benchmarks in environmentally sustainable building practices with strong connections between timber and human health within the built environment.
“Delivering the next generation of sustainable workplaces is a wonderful achievement for the Brisbane Showgrounds precinct.
“The building demonstrates greener and healthier ways of working. This creates a workplace that lives and breathes a culture of collaboration providing workers with a sense of belonging.”
Designed and manufactured by Lendlease and sold to IIG, the ground floor plus nine-storey timber commercial tower at 25 King features open and flexible office space complemented by exposed timber structures to create a contemporary and creative studio environment.
Impact Investment Group’s Head of Funds Management - Real Estate, Darren Brusnahan said IIG was immensely proud to take ownership of the building.

Global engineering firm, Aurecon, now occupies 43.5 per cent of the net lettable area, with IIG working with Lendlease to secure new tenants for the remaining office space.
25 King is targeting a 6 Star Green Star rating, a 5 Star NABERS Energy rating and a WELL Core & Shell rating to complement the precinct’s 6 Star Green Star – Communities rating.
