CBRE's City Fringe Team will manage the sale of former Sydney Technical College, which was in operation from the 1950s to late 1980s.
The Sydney Technical College property underwent a multimillion-dollar refurbishment, following the departure of previous occupier, Chef's Warehouse.
Designed by architects, ACME the 970sqm property features three levels of generous floor to ceiling height, natural light and a rooftop garden.
CBRE's City Fringe Team of Gemma Isgro, Nicholas Heaton and Nick Wheatley will market 111-115 Albion Street, with interest expected to come from local, interstate and offshore buyers.
At a glance:
"The property's B4 Mixed Use zoning allows for a range of uses; however, we believe the highest use will be creative office space," Ms Isgro said.
Ms Isgro added that there is "unprecedented demand in areas like Surry Hills where A-Grade rent achieves up to $1,100 per square metre, gross".
"The building would make a great headquarters for a creative firm or provide an incoming investor with a strong and stable income, underpinned by blue-chip real estate," Mr Heaton said.
"The listing of 111-115 Albion Street follows a spike in inquiry for properties in Sydney's city fringe, linked to the significant number of infrastructure projects underway, including the Central Station redevelopment, Sydney Light Rail and Sydney Metro."
Mr Heaton added that these projects would ensure better connectivity and amenity for tenants and occupiers, giving security of demand while providing buyers with risk-averse investments.
111-115 Albion Street is being offered for sale via Expressions of Interest closing Wednesday, July 3, 2019.
