Residents of a new Armadale development in Melbourne won’t have to look far to find fresh produce, with village grocer The Leaf Store to occupy the ground floor of the proposed apartment building at 835 High Street.

Gross Waddell negotiated the lease of 550 square metres of space within the site, which is scheduled for completion mid-2021. 

Head of Leasing Tamara Gross said it was exciting for the area to receive a pre-commitment from such an established company.

“Leaf is a well-known brand who have serviced the Elwood area for many years and has a huge customer following,” she said.

“It shows great confidence in the apartment building, the location, and the demographic of the area that will support such an upmarket food store.”

Boutique developer Moda is behind the apartment development, collaborating with Carr Design once again to create another iconic building.

The six-level development houses 14 double bedroom and 12 large triple bedroom apartments designed for the owner occupier and downsizing markets. 

A ground floor spanning 1,501 square metres in total incorporates 2 retail tenancies of 550 and 110 square metres, as well as more than 50 metres of frontage to High Street.

The $70 million development also features a dual basement with space for 65 vehicles and 45 bicycles.

Ms Gross said the decision to occupy the building represented an astute choice from Leaf.

“Leaf know their market and clientele and being on the ground floor of an upmarket apartment building in the centre of Armadale is ideal for them,” she said.

“There are no other stores like this in the location, and with apartments above, a large share of their customers will be coming from the residents.”
