A multi-tenanted office strata investment comprising four units in 108 Margaret Street, Brisbane, has been purchased for $7.5 million by an interstate education operator.
The units included in the transaction were level 1 (595 square metres) tenanted by Colleges Australia International, ground (168 square metres) and level 3 (580 square metres) both of which are tenanted by RAM Optics and level 2 (562 square metres) tenanted by QIBA Pty Ltd.
The total net lettable area was 1,905 square metres and included three car parks.

The sale was negotiated by Tony Wang and Sam Biggins of Colliers International’s Asia Markets and Strata Practice Group team who last month negotiated another high-profile strata transaction in Spring Hill for $5 million.
“The purchaser, who is an interstate education operator, sought to capitalise on the low interest rate environment and future-proof their real estate needs by acquiring the premises,” said Wang.
Mr Biggins added: “The acquisition will provide the flexibility for them to expand within the building as the remaining leases expire by 2021.
“Considering their target market, it is a great opportunity to remain within the building as all of the strata units are situated underneath the Margaret Street Unilodge development and within the Margaret Street and the QUT education precinct.”
