An office/factory in Dandenong South has been sold for 20 per cent above reserve at auction following a successful marketing campaign by Ian Kilgour of Facey Property.
A property that could have easily represented a missed opportunity for its vendor has instead exceeded expectations at auction, thanks in large part to a successful marketing strategy from Facey Property.
The office/factory at 44 Healey Road, Dandenong South ended up being sold for $2.04 million - $300,000 more than what the owners expected.
The result followed a tailored marketing strategy from Facey Property, which included the termination of a lease with an underperforming tenant and the implementation of active management.

Lead agent Ian Kilgour said the move allowed the property to be sold as vacant possession, increasing the appetite for owner-occupiers.
"The vendor invested in a major clean up of the site, allowing us to present the site as a spacious blank canvas," he said.
"The eventual successful bidder was an owner-occupier intending to fully renovate the offices and warehouse, and utilise the yard for his construction business."
More than 50 people attended the auction, with six bidders battling it out for the property.
Featuring an office/factory of 1,034 square metres on land of 3,473 square metres, the site includes a large concrete hardstand and proximity to major arterial roads in the area.
The buyer said they were notified of the property via a direct call from Facey.
"We were able to inspect the property immediately and instantly realised this suited our requirements."
