Former motel broker Terry George has joined Ray White Commercial Toowoomba.
He may have only just started his commercial real estate journey, but Ray White Commercial Toowoomba Motel Specialist Terry George is ready to dig his heels in.
Having switched to his new role less than two months ago, he said making inroads had required patience.
"It's been challenging so far," he said.
"Getting known and having your name in the minds of people looking for broker is a slow process.
"You knock on a lot of doors before one opens up for you."
Mr George is able to draw on a very broad business background, having worked in industries ranging from agribusiness to hospitality.
From a rural background, he worked in the extensive beef industry in North West Queensland before moving south into the intensive livestock industries of cattle feedlots and piggeries on the Darling Downs.
Mr George has been involved in the motel industry as an owner-manager, broker and investor since 2003 when he and his wife, Karen, bought a large motel in Western Queensland.
Successfully transforming the business into a destination centre and busy function centre catering for tour groups, weddings, government sittings and meeting venue, the couple tripled the turn over before selling some five years later.
Following the sale of the motel, Mr George moved to Toowoomba and worked as a motel broker with a national firm travelling Queensland before moving back into small business in Toowoomba to spend more time at home with his then young family.
He described Ray White Commercial Toowoomba as the "ideal fit" for his current professional needs.
"I have the flexibility to base my role in my local office and have the scope to target customers Queensland wide," he said.
"Brian and the team at Ray White Commercial Toowoomba share the same values of dedication and commitment to excellence that I do. "
"Having the Ray White exposure certainly carries in a very competitive market space."
Keeping a keen eye on industry trends and the hospitality property market, Mr George has invested in motels and commercial properties over the years and has, and is always, up to date with market demands.
He said conditions were "very tough" in the current market.
"We are in a period where there is more pressure on business than ever before," he said.
"Government costs such as power, water, rates, land tax and every other licence charge and regulation etc are out of control.
"And now the added cost of OTA's have positioned themselves into a space that never existed.
"Financiers are very selective on what they will finance, so it is hard to put a property to market that ticks all the boxes for a seller, buyer and banker."
