Comprising a 20-storey prime office tower alongside the restored heritage Telephone Exchange Building, the GPO Exchange sets new benchmark for workplaces in SA.
Charter Hall Group has officially unveiled GPO Exchange, South Australia’s newest state-of-the-art $260 million landmark destination in the heart of Adelaide’s CBD.
The building’s outstanding design and Charter Hall’s strong tenant customer relationships has resulted in the building being 94 per cent leased on completion.
Major tenants include BHP occupying 11,600 square metres for 10 years and the South Australian Attorney General’s Department occupying 12,230 square metres for 12 years.

“We have a significant level of confidence in South Australia, which is why we are leading the way in our commitment to Adelaide and the state of South Australia.
“We now have more than $1.3 billion of assets in South Australia including GPO Exchange and the $125 million Metcash distribution centre at Gepps Cross which is currently under construction.”
The office tower is owned by the $6.5 billion Charter Hall Prime Office Fund (CPOF).
CPOF Fund Manager, Matthew Brown said the GPO Exchange delivered on the corporate strategy to own high quality, long WALE assets leased to blue chip tenants in major Australian CBD markets.
“The GPO Exchange will enhance CPOF’s portfolio quality and total return by leveraging Charter Hall origination and delivery expertise to create for our fund investors a celebrated prime office building in the city of Adelaide,” Brown said.
Charter Hall’s Regional Development Director, Simon Stockfeld, said the Group’s focus on creating an asset for the long term had allowed Charter Hall to invest in the quality of the project and introduce new technologies - such as the market-leading app Charli - which will connect tenants and build communities.
“For the first time, our customers will be able to access their office tenancy using their smartphone,” Stockfeld said.
“Charli also enables tenants to order their morning coffee before they arrive at work, as well as access the latest news and information, book meeting rooms or lockers and check on events in and around the building.”
The prime building comprises 24,700 sqm of office space, has achieved a 6 Star Green Star and WELL Gold Rating, and offers smartphone security access, ‘club style’ end-of-trip facilities and electric vehicle charging stations – creating one of the smartest buildings in Australia.
