Baby Bunting has entered into a pre-lease agreement with diversified property developer Pellicano for the construction of a 24,307sqm warehouse and office facility at the latter's M2 Industry Park in Dandenong South.
Construction has commenced on a new warehouse and office facility for baby goods retailer Baby Bunting at developer Pellicano's M2 Industry Park in Dandenong South.
Set to be completed in the third quarter of this year, the property at 153 National Drive, Dandenong South, will consist of a 22,301sqm warehouse and 2,006sqm of standalone two-storey office space across a total site area of 45,967sqm.
Features include full drive-around access, 10 recessed docks, 9 on-grade roller shutter doors, and a prime location which offers incredible access to some of South East Melbourne’s key arterials: Abbotts Road, South Gippsland Freeway and Frankston-Dandenong Road.

The site's design is shaped by sustainability considerations such as water efficiency through rainwater harvesting and recycling, abundant drought-tolerant landscaping, energy efficiency through full LED lighting throughout, and sunshade screening and roof-mounted solar panels.
Another key feature of the world-class facility is its 846sqm heavily landscaped courtyard which sets a new benchmark, acting as a nexus between the operations and administration buildings while providing an interactive hub to draw those teams together.

The customised space will house recreational areas and seating shaded by mature trees.
A decked stage will provide a focal point for events while overhead, a state-of-the-art skybridge will offer an all-weather link between the upper levels of the two buildings.
Pellicano Managing Director Renato Pellicano believes said both his company and Baby Bunting shared a commitment to prioritise their clientele, as well as longer-term outcomes for their teams and the business.
“The team at Baby Bunting was keen to secure a future-proof facility which could grow with the business, as it looks to build on its stellar reputation for growth in the Australian retail market," he said.
“As is the case with almost all of our facilities, Baby Bunting’s space has been tailored specifically to the client – we’ve made inclusions like the courtyard space of tomorrow, as well as optimised building and environmental design principles, to build on the client’s requests and create their ideal operating environment.

Baby Bunting CEO Matt Spencer said Pellicano's strong reputation and “win-win” approach allowed it to stand out from its competitors.
“We considered other developers, but it was Pellicano’s client-first approach and hands-on management that really set it apart," he said.
“When our teams met, Pellicano quickly understood our vision for the site and it was made clear to us that they wanted to build our home, not theirs.
“The site’s scale, design and adaptable workspace will provide us with the perfect platform to continue the growth of our business.
On completion and in conjunction with Pellicano’s other industrial facilities underway, the facility will take its Industrial holdings to over 600,000sqm of space with a vacancy rate of less than 2 per cent.
