An older style brick warehouse building with an attached office and showroom content has been leased by Gray Johnson agent Stephen Buchan.
A fit-out contractor which counts Chemist Warehouse among its clients has taken up space at an older style warehouse building in Preston, north of Melbourne.
Situated at 74 Raglan Street, the property has an area of 455 square metres and comes with a concrete hardstand on the street frontage able to fit three parked cars.
Gray Johnson's Stephen Buchan, who negotiated the sale, said the privately-owned property was only metres from Albert Street.
At a glance:
“Flexibility is one of the main features of this property, which includes roller door access, a deep warehouse component, and office and showroom space at the front with excellent natural light," he said.
The building has been leased by AMS Constructions Pty Ltd for an initial twelve months term plus a further one year option to renew.
The commencing annual rental is $43,000 plus GST and outgoings with a three-month rental bond included.
Mr Buchan says the tenant worked with a range of retail and services outlets, as well as some fast-food chains, and other branded businesses.
"Whilst we are in a very challenging leasing environment there is strong demand from well-capitalised businesses linked to construction that are taking on additional industrial space in the inner north," he said.
"We expect this trend to continue into 2021.”
