Two medical centre businesses which only recently transacted off-market in major metro Melbourne thoroughfares are being brought to market through CBRE’s Healthcare & Social Infrastructure team of Jimmy Tat, Marcello Caspani-Muto, Sandro Peluso and Josh Twelftree.
A pair of Melbourne medical centres are available for sale, representing “a tranche” of premium healthcare investment properties coming to market, CBRE says.
CBRE’s Healthcare & Social Infrastructure team of Jimmy Tat, Marcello Caspani-Muto, Sandro Peluso & Josh Twelftree will act as sales and marketing agents for the freehold property sales 137 Moondarra Drive, Berwick (Woodleigh Waters Medical Clinic) and 5/40-42 Montclair Avenue, Glen Waverley (Kingsway Medical Clinic), having previously steered the business transactions for the properties.
Woodleigh Waters the larger of the two businesses first commenced operation nine years ago and features an array of medical services including General practitioner, Allied Health and Specialists consultants.

Mr Tat said demand for both healthcare property and businesses has been strong for a number of years, with people beginning to appreciate the essential service nature of the operation "now more than ever".
"The successful business purchaser was locally based international group who have recently open the doors to a number of additional practices," he said.
Mr Caspani–Muto said while it was clear that not just anyone can begin operating a medical clinic, the team was continuing to see a number of business savvy people with experience in business operation entertaining or entering the sector.

They already have the management capabilities and from this point either through relationships or advertising need to attract a pool of proficient GP’s and specialist who practice from the location," he said.
Both properties are being offered for sale via tender closing on Wednesday the 11st of November.
The Woodleigh Waters Medical centre features a combined passing income of $303,926 and WALE of 6.8 years while the Kingsway Medical Centre offers an income of $99,000p.a and brand new 10 Year Lease to Hippo Medical Group.
