JLL’s QLD Metro Sales & Investments Director Tim Jones, together with Senior Executive Andrew Havig and Associate Sam Byrne have announced that 1/36 Edmondstone Road in Bowen Hills has been sold to Life Fertility Clinic for $7.6 million following a formal Expressions of Interest campaign earlier this year.
JLL’s QLD Metro Sales & Investments Director Tim Jones, together with Senior Executive Andrew Havig and Associate Sam Byrne have announced that 1/36 Edmondstone Road in Bowen Hills has been sold to Life Fertility Clinic for $7.6 million following a formal Expressions of Interest campaign earlier this year.
The modern 2,158sqm office building is set over two levels in the inner northern suburb and was fully refurbished in recent years. It provides a mix of open plan and partitioned offices, well-appointed bathrooms, end-of-trip facilities, upgraded security and technology features throughout the building and 29 on-grade parking bays.
“The sale campaign generated strong interest from a range of owner-occupier groups earlier in the year when the property was first listed for sale. However, we suspended the campaign due to COVID-19 restrictions and the uncertainty that followed around when businesses would return to work in QLD,” JLL’s Tim Jones said.
“Since businesses have been able to transition back to work we have seen buyer confidence return and this, coupled with the current low interest rate environment, has seen strong demand for quality owner-occupier opportunities like Edmondstone Road in Bowen Hills.”
Life Fertility Clinic will relocate operations from St Andrew’s Hospital in Spring Hill, into the Bowen Hills building.
Mr Jones said the clinic was drawn to the property because of its size and the quality of the improvements, the on-grade parking and the continuing evolution of the area as a medical hub. “The Bowen Hills Specialty Medical Centre is nearby and is one of the key catalyst projects driving change in this area,” he said.
Dr Glenn Sterling, Medical Director of Life Fertility Clinic commented that with the recent growth of the clinic and the unique patient care experience the clinic offers, an upgrade of the businesses facilities was paramount.
“People became tired of parking difficulties, are concerned about visiting hospitals from an infection point of view and additional space is important in managing current COVIDSafe requirements,” Dr Sterling said.
