The newly completed Rhodes House building has been leased by Liontown Resources Limited and Fogarty Family Wines, creating a resources and agricultural hub in the heart of West Perth.
The two iconic Western Australian businesses will join DFD Rhodes Pty Ltd (DFD Rhodes) at Rhodes House, with the titular company occupying the top floor of the state-of-the-art suburban office building located at 32 Ord Street.
DFD Rhodes, the investment and agricultural company founded by WA mining pioneer Don Rhodes, commissioned the building by engaging LJ Hooker Commercial to source the site and appointed Cameron Chisolm Nicol, WA’s longest-standing operational architectural firm, to lead the design. DFD Rhodes selected Built to bring Cameron Chisolm Nicol’s designs to life due to their outstanding client-focused reputation and a keen eye for detail.
With no expense spared to achieve market-leading Greenstar and NABERS ratings, solar panels will supply over a third of the building's power and a top-end HVAC displacement air conditioning system will improve the buildings ventilation effectiveness by 40-100%. Rainwater harvesting capabilities will service the building’s generous rooftop garden and 20 charging facilities are available for electric cars.
DFD Rhodes CEO Matt Keady welcomed Liontown Resources Limited, who have leased the ground floor and level two totalling 1,671 sqm and Fogarty Family Wines, who will occupy the 1,126 sqm first floor, saying he was excited to share a space with businesses who operate under the same values, and hold a deep-rooted connection to the Western Australian land.
Mr Keady, said “It will be fantastic to see each tenant bring their similar, yet unique Western Australian background to Rhodes House. Holding similar stories in where we’ve come from, each family-owned business brings their shared experiences working within the agricultural and resources industry. We’re excited to work under the same roof as Liontown Resources Limited and Fogarty Family Wines.”
Both Liontown Resources Limited and Fogarty Family Wines have committed to long- standing leases.
Liontown Resources engaged tenant representation services through ACORPP Managing Director, Justin Boelen.
“We are very pleased for Liontown Resources in securing a new home that aligns with their values of sustainability and excellence. The process of negotiations was transparent, open and provided flexibility and value, on what is arguably the benchmark of office accommodation in West Perth.” Said Mr Boelen.
Peter Fogarty, Fogarty Family Chairman, echoed Mr Boelen’s comments, stating that he looks forward to their new office at Rhodes House being home to Fogarty Wine Group, corporate advisory business, Pendulum Capital, and agricultural Group Penagri Group.
“We are delighted to be joining DFD Rhodes and Liontown in occupying the exceptional new Rhodes House building. The building’s outstanding design, quality and sustainability features perfectly complement the objectives we strive for across our Groups activities.”
LJ Hooker Commercial Perth Director/Principal, Vincent Siciliano said he was met with an unprecedented amount of interest from prospective tenants looking to secure their place at Rhodes House.
“This development has been a study of best practice from start to finish and it has been a privilege to be involved and now see it come to life. The fact that two well-known Western Australian organisations have chosen to make Rhodes House their home reflects the desire of businesses to be associated with the legacy of the Rhodes family and their strong ties to WA’s history.”
LJ Hooker Commercial Perth Sales and Leasing Executive, Jack Bradshaw commented on the importance for each tenant to lease a building of such high calibre, featuring uniquely WA materials.
“Negotiations between all parties were fair and transparent which made selecting Rhodes House a simple decision for both tenants.
The landlord set a new standard of excellence and innovation with this building which aligned with each tenant's values and objectives.”
The highly flexible floorplan includes a 600mm void below the floors, allowing for a tailored fit out, with ease of cabling and reticulation changes further adding to the quality offerings for each tenant.”
The development reached practical completion in August 2022 with fit-outs expected for completion by mid-2023.
