Newly developed Footscray childcare centre leased to Inspiring Minds Early Learning. 102 – 104 Gordon Street leased by CBRE’s Australian Healthcare & Social Infrastructure team of Sandro Peluso, Jimmy Tat and Marcello Caspani-Muto.
Inspiring Minds Early Learning, a high-quality boutique provider of early learning services, has leased a newly developed Footscray childcare centre, amid an under supply in childcare services across the Melbourne city fringe.
Located at 102 – 104 Gordon Street, the childcare centre is due for completion in 18 months' time and will have an annual passing income of $600,000 per annum and was leased at a rate of circa $5,000 per place.
CBRE’s Australian Healthcare & Social Infrastructure team of Sandro Peluso, Jimmy Tat and Marcello Caspani-Muto negotiated the lease after a four-week Expression of Interest campaign.
“The childcare industry plays a vital role in nurturing the future generation. It is a resilient and growing sector that continues to attract attention from operators and investors alike. There is a true flight to quality between providers for early learning services, with future supply opportunities becoming few and far between,” Mr Peluso said.
“Inspiring Minds Early Learning strategically selected the property after demographic research factoring in areas of undersupply in the sector."
Mr Tat added, “This leasing deal is the sixth for our team in 2023, which demonstrates the positive trajectory of the industry and the current operator confidence."
“Inspiring Minds Early Learning is set to deliver an outstanding childcare facility that will cater to the needs of families in the local community for years to come.”
