The Frankston Hospital Redevelopment, the largest health infrastructure investment in Melbourne's south-east, is now offering unique opportunities for retailers to be part of the landmark development.
Retail leasing opportunities include flexible tenancies for food courts, cafés, general retail, newsagents, gift stores, café kiosks, convenience stores, and florists. These spaces range from 30 to 117 sqm, with the option to combine tenancies for larger spaces. The expressions of interest for these prime retail locations close on 1 April 2025.
Tom Larwill, Head of Retail Leasing Victoria, said, "This is a rare chance for retailers to become part of a landmark development that will serve a rapidly growing community. The new retail spaces will not only cater to the needs of hospital staff and patients but also attract visitors from the surrounding areas." The redevelopment project, led by the Victorian Government and managed by Exemplar Health, is a state-run initiative with Exemplar holding a 25-year lease on the hospital’s retail spaces. The project includes a new 12-level clinical services tower, an expanded emergency department, and dedicated spaces for mental health and oncology services. Additionally, the redevelopment will introduce 15 new operating theatres and 130 more beds, significantly increasing the hospital's capacity to treat approximately 35,000 more patient episodes each year.

The Frankston Hospital's catchment area extends from Seaford across the entire Mornington Peninsula, serving a population of over 300,000 people, which swells to more than 400,000 during the summer tourist season. The hospital currently sees 72,000 emergency department presentations, 144,000 outpatient appointments, and 72,000 overnight admissions annually. These numbers are expected to grow with the redevelopment, further underscoring the need for expanded retail and food & beverage services.
