Newly formed Canberra commercial agency Sentia Real Estate is using technology from commercial proptech firm Adept Business Systems to better manage its properties in the nation’s capital.
For Canberra’s Sentia Real Estate, the need for market knowledge extends beyond the realms of real estate.
The newly formed agency manages the renowned Belconnen and Fyshwick fresh food markets, which are held weekly from Wednesday-Sunday and Thursday-Sunday, respectively.
While each site comes with its own set of individual tenants spread across a large area, inspections can be completed with the press of a button on an iPad.
The streamlining of the process is made possible through Adept Property Management (APM) - a comprehensive commercial property management system developed by Adept.
APM keeps track of all the money coming in and out of the properties managed by Sentia.
The program includes the Adept Inspector app, which provides a customised checklist of questions about each site needing periodic inspections, while also allowing the inspector to take notes and photos.

Once satisfied, the property inspector presses a button on the device to generate a branded inspection report. This gets synced from the iPad back into the property management system for inclusion in regular monthly owner reporting.
Sentia Real Estate Director Chris Antos said the agency had been able to better deliver professional and relevant information to tenants and landlords since making the switch to APM in August.
“For something like Belconnen and Fyshwick markets, the critical factor is to build a good relationship with owners/landlord and trust with the tenants,” he said.
“This is really only achieved through excellent communication.
"We find the reports we can generate from APM, and the ability to communicate to clients through the platform, really assists in maintaining high standards of communication.
“The Adept Inspector app also helps us keep on top of the maintenance requirements, which is vital in managements of this size.”
In addition to APM, Adept has also assisted with the Sentia website, as well as with its Surga Central technology for leasing and sales.

When it comes to commercial property management, Adept CEO Steve Clark said the company did not believe in ‘one size fits all’ reporting.
“Some owners are very detail-oriented and want to know right down to the last cent what has been spent,” he said.
“Others want less details and spend less time reading reports but do care about tracking arrears.
“With APM, an agency can customise the depth of reporting associated with each owner’s portfolio.”
“It’s unlikely that a residential property management system will be equipped with everything that is required to manage a commercial property.”
Mr Antos said there was “huge potential” for proptech growth in commercial property.
“Proptech is so underutilised in commercial property,” he said.
