The Ampol Warwick Truck N' Travel centre on almost three hectares sold to a private local investor who owns multiple service station properties.
Mr Khagram said the property attracted considerable interest due to its great exposure to strong passing traffic, a frontage of more than 233 metres, and access from both directions.
“The campaign closed with 47 inquiries,” he said. “Investment opportunities of this calibre, a highway service station/truck stop facility leased to a national publicly listed ASX company on a major transport corridor, are rarely available.
“And achieving a net annual income of $472,755 + gst, it was clearly an excellent addition to any astute investor’s portfolio.”
The purchaser paid $5.5million for the facility, which had been operating under Caltex (now Ampol) since site was developed in 1994.
The transaction, handled by Mr Khagram in conjunction with QCommercial Properties, realised an 8.5 per cent yield.
