Savills Australia has moved its Western Australian corporate headquarters to Perth’s iconic Westralia Square Two (WS2), one of the city’s newest boutique office developments, just footsteps from Savills’ previous location at 108 St George’s Terrace. The lease transaction was brokered by the agency’s Perth Leasing Team with a bespoke fitout also managed by Savills’ own Project Management team.
Situated at 143 St Georges Terrace, Perth WS2 was designed by Benson McCormack Architecture in collaboration with award-winning West Perth-based Paterson Architects. One of Perth’s most highly-sustainable buildings, WS2 features an integrated fit-out for the Savills office, a range of modern, hotel-style amenities, and industry-leading ESG benefits - including the title of Perth CBD’s first-ever cross-laminated timber (CLT) office building.
“Our new office represents a greater investment into our people, now and for years to come. We strive to create an innovative and exceptional workplace that is aligned with our ESG vision – a future-focused environment where our team can thrive, supported by cutting-edge sustainability innovations,” said Chris Paul, WA Managing Director at Savills Australia.
“This will ultimately allow us to deliver even better outcomes for our clients.”
Savills has taken a total of 866 square metres in Level 7 over a term of 7 years. The firm’s Project Management team managed the delivery of the new fit-out in collaboration with Interior Designer Paper, which was completed in a record 6-week timeframe.
“We worked to deliver a holistic integrated fitout within just six weeks, which was a real feat given the quality and finishes of the interior, testament to the efficiency of our Project Management Team,” said Graham Nash - State Director – WA Project Management. “Most fitouts of this standard would require a minimum of eight to twelve weeks to complete.”
WS2 features 9,500 square metres of Premium Grade net lettable office space over 11 floors, including flexible floorplates of 866 square metres, as well as highly sought-after river and Kings Park views. The building’s sunlit office floors feature full-height, high-performance glazed windows which minimise heat transfer and optimise each floor’s stunning outlook.
“We were attracted by the adaptability that comes with WS2’s boutique floorplates, as well as its unrivalled location in one of Perth’s most exciting new precincts. The building’s outstanding environmental footprint and Premium grade facilities have solidified its position as one of the most enticing places to work within the Perth CBD, alongside a dedicated focus on the health and wellbeing of its tenants,” said Chris Paul.
Designed to achieve 5 Star NABERS Energy and IEQ ratings, as well as a 5 Star Green Star rating, WS2 has delivered an industry-leading approach to ESG, with a considered approach to design and construction reducing embodied carbon at all stages of the development. The building’s concrete components have been replaced with renewable cross-laminated timber where possible, which works to absorb and capture carbon from the atmosphere.
WS2 borrows structural support from an existing concrete carpark structure beneath, and spare thermal capacity from an adjoining office building, which has resulted in an 80% reduction in embodied carbon – approximately 7 million kilograms of CO2 gas emissions.
WS2 is also the first office building in Perth to be compliant with the National Construction Code 2019, which sets minimum standards for environmental design including thermal performance and building management systems.
