Two tightly held retail strata units at 636 Stirling Highway, Mosman Park sold by Sterling Property Principal Partner Brian Neo.
Leading independent commercial real estate agency Sterling Property has successfully completed the sale of two tightly held retail strata units at 636 Stirling Highway, Mosman Park, with the transactions totalling $1.275 million.
Lot 5, a 75 sqm retail unit, was sold off-market for $525,000 to Ocean View Technologies, a local electrical business operator, achieving a rate of $7,000 per square metre. Lot 6, comprising 100 sqm, secured the full asking price of $750,000 within days of being on market to Speed Queen Laundromat, a laundromat operator, equating to an average of $7,285/sqm across the two titles
Positioned within a boutique complex of just eight strata lots, the properties offered rare opportunities for local businesses seeking high-exposure retail premises with ample onsite customer parking in one of Perth’s most affluent suburbs.
Sterling Property Principal Partner Brian Neo said the transactions highlighted the ongoing strength of Mosman Park’s commercial property market and the opportunities the site offers to local businesses.
“These sales reflect the high level of demand from owner-occupiers who recognise the long-term value in securing property along key arterial routes like Stirling Highway,” Mr Neo said.
“This is a premium location for small businesses looking to establish a strong local presence. With significant passing traffic, excellent accessibility, and a thriving population in the western suburbs, both Speed Queen Laundromat and Ocean View Technologies are perfectly positioned for future success.
“The visibility and convenience of the site will undoubtedly support their operations, and I expect both businesses will do well here, well-supported additions to the local community. It’s a testament to the strength of Mosman Park as an emerging commercial hub.”
Mosman Park is experiencing significant investment, with major projects such as Blackburne’s The Grove Residences, the upgrade of Mosman Park Shopping Centre, and Australia Development Capital’s proposed Wellington Street IGA precinct contributing to the suburb’s transformation.
“The momentum in Mosman Park is driving renewed commercial confidence, and these transactions are a clear reflection of that,” Mr Neo said.
“With a limited supply of strata retail in the area, properties like these are becoming increasingly sought-after by businesses wanting to establish themselves in thriving, high-profile locations.”
