Ray White Commercial Queensland has launched a 'Brisbane's smallest spec fit' campaign for a 46 sqm office suite on Level 12/344 Queen Street, Brisbane.
Ray White Commercial Queensland's Director of Office Leasing, Jason Hines, and Sales Executive Nick Wedge are behind the campaign.
It follows the success of speculative fit-outs in improving leasing fundamentals, with a growing trend for the sales market to follow.
Speculative suites (commonly known in the market as 'spec suites' are pre-built office suites featuring modern amenities with a flexible lease. Spec suites appeal to to tenants because they can take on a flexible lease without needing to spend money on fitting out the space.
The trend, which began in Brisbane has since taken off across the nation.

Along with a private investor client, the team at Ray White Commercial QLD designed and completed a full spec fit-out on a 46 sqm suite on Level 12/344 Queen Street.
Mr Hines said the campaign generated strong pre-campaign enquiry and inspections.
“The asking price of over $7,000 sqm has yielded strong enquiry so far due to the irreplaceable nature of not only the fit out that includes furniture, but offices this small for sale in the middle of Queen Street, just don’t exist,” Mr Hines said.
“Adjacent suites of 97 sqm and 225 sqm are also available for sale or lease and have been refurbished to an open-plan format.”
Mr Wedge says recent sales point towards 'sale spec fit-outs' being desirable to buyers.
“We recently sold two adjacent suites at 231 North Quay, Brisbane City. The suite containing a near-new office of spec fit out quality (75 sqm) transacted for circa $6,400 per sqm and the office with a standard configuration (79 sqm) sold for circa $4,600 per sqm,” Mr Wedge said.
“Both buyers were commercial owner occupiers, and is an example of the market willing to pay for quality offices in their self-managed super funds.”
