Levels 5 and 6 at Lendlease’s 440 Collins Street in Melbourne leased to Tank Stream Labs, negotiated by Scott Berriman from TenantX in conjunction with Zak Seccull and Georgina Murray from Colliers' Office Leasing.
Leading Australian co-working and entrepreneurial community hub, Tank Stream Labs has signed a lease over 2,358 sqm on levels 5 and 6 at Lendlease’s 440 Collins Street in Melbourne’s CBD.
The workspace will become Tank Stream Labs' first flagship location in Melbourne, supporting the co-working hub as it continues its growth trajectory, securing its seventh location in Australia and its first location outside of Sydney. Scott Berriman from TenantX secured the five-year lease in conjunction with Zak Seccull and Georgina Murray from Colliers' Office Leasing.
“We have been working closely with Tank Stream Labs over the last 12 months to find a suitable location for their flagship Melbourne CBD offering and they were immediately attracted to 440 Collins Street – an iconic office tower in a premium CBD location. It offers brand new amenity and services with its vibrant new lobby and café along with its exceptional wellness offering, all fully accessible by public transport,” said Mr Berriman.
440 Collins Street has recently undertaken a full building repositioning since being acquired by Lendlease in September 2022. The refurbishment has included elevating base building services, refurbishing the ground floor lobby and new lobby café (currently leased to Peoples Coffee), and upgrading end-of-trip facilities to A-Grade standards, along with a Peloton spin cycle room and infrared saunas.
Head of Commercial Leasing at Lendlease, Charlotte Stratton, commented, “The inclusion of Tank Stream Labs to 440 Collins Street will add a flex offering for existing and new customers, including the wider precinct. This is a long-term commitment by both parties, and Lendlease is confident this will provide greater access to amenity for our customers.”
Bradley Delamare, Tank Stream Labs Chief Executive Officer, said, “We were really impressed by the state-of-the-art fitout at 440 Collins Street, which made our decision to relocate to Melbourne much easier given we didn’t want to oversee a fitout ourselves, and this design was essentially ‘turn-key’ for our needs and our customer requirements.”
Colliers National Director of Office Leasing, Zak Seccull said the emphasis on wellness continues to be important for tenants in encouraging staff back into the office and feel excited to ‘earn the commute’.
“Fitted spec-suite space is still the most sought-after in Melbourne. Our recent data indicated that 89% of all enquiries are looking for fitted space, with 86% of all Colliers deals in the past 18 months have been for fully fitted office space, and this is no exception in the larger end of the market at the moment,” added Mr Seccull.
440 Collins Street has been one of Colliers most active office refurbishment and leasing campaigns in 2024 with over 5,000sqm of office space already secured to occupiers including Uber, Verizon and Quantexa.
