JLL Head of Northern Sydney Paul Lynch in conjunction with CBRE Rachel Vincent and Stefan Perkowski have been appointed to lease the prime grade tower at 446 Victoria Avenue on behalf of Chatswood RSL Club.
Chatswood RSL Club is embarking on a new commercial office development on its existing site, in the core of the Chatswood business district and directly adjacent to the transport interchange. JLL together with CBRE have been appointed to market the first dedicated office tower in Chatswood in over 30-years.
With development approval achieved, 446 Victoria Avenue will be redeveloped to include a 22-level building, which on completion, will also be the new home to Chatswood RSL Club.
446 Victoria Avenue will be the first dedicated commercial office tower to be completed in the Chatswood business precinct in over 30-years. Set in a thriving business environment complemented by 2 sub-regional shopping centres, 446 Victoria Avenue will set a new benchmark in building design and customer experience; buoyed by the unprecedented level of private and public building and transport infrastructure in the precinct.
Chatswood RSL Club President, Mr Garry Owen said, “Now more than ever we need to look at reinventing ourselves so we can continue to provide the community with a vital place for social interaction and entertainment, while also contributing to the viability of community organisations through grants and in-kind support. This redevelopment of Chatswood RSL Club will set a new benchmark for how we relate to our members and community.”
JLL’s Head of Northern Sydney, Paul Lynch in conjunction with CBRE’s Rachel Vincent and Stefan Perkowski have been appointed to lease the prime grade tower at 446 Victoria Avenue, on behalf of Chatswood RSL Club.
The Sydney North Planning Panel has approved a plan which includes podium floors to be occupied by Chatswood RSL Club, in addition to approximately 26,000 sqm of commercial office space, providing the largest floor plates in the precinct.
Mr Lynch said that 446 Victoria Avenue, Chatswood would appeal to northern and metropolitan office users and importantly Sydney CBD corporates. “The level of amenity Chatswood provides is unsurpassed, whilst the building will sit directly adjacent to the transport interchange and new Sydney Metro. With only 11 minutes into Martin Place and 19 minutes to Castle Hill, 446 Victoria Avenue’s centrality is a must for any corporate considering relocation. It also plays very well into the Hub and Spoke model, providing location flexibility for those CBD tenants wanting to give their people the very best, at a significant cost saving to the city.
CBRE’s North Sydney Managing Director, Rachel Vincent noted, “446 Victoria Ave has placemaking at the forefront, with destination retail, train connectivity and a strong focus on wellness and convenience. 446 Victoria Avenue, Chatswood adds a real “live work and play” precinct.
“The tower is anticipated for completion in line with the Sydney Metro’s City & Southwest project in 2024 and is set to complement the completion of the Sydney Metro Stage Two extension, connecting the North-West and Southern-West Sydney, through Chatswood.”
Managing Director of Endeavour Property Advisory, Andrew Gibbons said, “The current home of Chatswood RSL Club is one of the few remaining underdeveloped major sites in the tightly held business district of Chatswood. With companies increasingly seeking quality office space outside the CBD, the Club is primed to capitalise on the site's location in the Chatswood CBD.”
