Dorado Property Group has purchased a childcare property portfolio for a total of $18.409 million from Perth-based Jarra Property.
LJ Hooker’s Jake Wallman handed the off-market sale of the four centres which sold on a blended yield of 6.1%.
Dorado’s James Khng said, “Dorado is excited to see our newly established early learning fund with four high quality assets in Western Australia, leased to established tenants in carefully selected locations that are currently underserviced by childcare.
“The objective of the fund is to provide secure, consistent and predictable returns to our investors over the long-term,” he said.
Dorado’s David Giles said, “Dorado believe the early learning sector has a number of sustainable, structural tailwinds that will continue to make it an attractive asset class to own, including strong bipartisan political support, a social drive towards workplace gender equality, and higher workforce participation rates in women. We are looking forward to adding further assets to the fund in due course.”
Jarra Property’s Mike Cameron said that as a commercial property investment specialist, we cannot be more excited about this transaction in not only continuing to deliver such high-quality investments, but equally, to introduce some unique and industry-leading facilities to a growing and evolving sector.
Jarra Property’s Stefan Piruk said the development roadmap also complements some of the other projects in our pipeline and aligns with an exciting trajectory for the childcare sector, while enabling us to gain greater excellence and efficiency with each project.
The transaction kick-started an early learning focused fund with scale, while allowing Jarra to secure an end-sale for each project before moving onto their next tranche of developments.
The centres are at varying stages of construction and are all tenanted by leading operators. The early learning centres are located in Porter Road, Kalgoorlie, Morlup road Harrisdale, Park Street, Brabham and Write Road in Piara Waters.
Jake Wallman, Executive LJ Hooker Perth told COMMO, “This transaction demonstrates the ongoing interest in high quality, well located Childcare assets, presenting an attractive opportunity for the Buyer to acquire four brand new centres with diversification in geography and tenant”
