Discovery Bay Early Learning has leased three premium regional childcare centres in Bendigo, Kialla and Mildura, off the plan, to further expand its Melbourne network over the next few years.
The group has signed three 15-year leases, with further options to 2064, for a combined rental in excess of $1,200,000 per annum.
All three centres are well located within some of Victoria’s fastest growing regional areas.
CBRE’s Healthcare and Social Infrastructure team of Sandro Peluso, Jimmy Tat and Marcello Caspani-Muto secured the tenancy.
“We have seen a big shift from operators who are now looking into regional areas of Victoria, as some of these area’s younger populations are growing faster than Melbourne metro,” Mr Tat said.
“COVID-19 has certainly changed people’s lives and the way they work with this certainly being the case for a growing number of young families. With flexible work commitments and working from home capabilities, many young families are making a lifestyle choice to live in regional areas and childcare operators are taking note.”
Given most regional towns are limited still in terms of population, a central location is key to a regional childcare centre’s success.
“Well researched and selected sites within a 1km radius of a school will continue to generate strong operator demand,” Mr Peluso added.
All three centres are due to be complete by the end of 2023.
