Melbourne's fringe is currently one of Australia's strongest-performing office markets, with a demonstrated appeal to blue-chip organisations.
Colliers Office Leasing has achieved full commitment to the brand- new 10-level office building, Victoria Place, within three months of practical completion. A significant milestone reached approximately half the average time in current market conditions.
Travis Myerscough, Colliers' National Director of Office Leasing, said Victoria Place had been one of the most successful leasing campaigns in recent years, with Colliers securing 100% commitment shortly after completion, a testament to the high-quality building the Melbourne East has longed for.
"Melbourne's fringe is one of the strongest performing office markets we've recently seen in Australia, with a demonstrated appeal to blue chip organisations. Demand has been driven from both the CBD, with the likes of The Department of Education and Australia Post moving out and outer east occupiers, such as Adidas and PZ Cussons moving in," Mr Myerscough said.
Colliers Office Leasing secured multiple tenants, including Cancer Council, The Centre for Eye Research Australia (CERA) and The Department of Education, adding to the fully committed 25,250sqm of prime A-grade office space as businesses continue to strive for flight to quality and experience in high-quality office buildings in Melbourne's metro areas.
Tim Price, Founder and Director of developer Time & Place, added, "The achievement of such a high calibre of customer-mix speaks to the success of the future-focused design ethos embodied at Victoria Place.
"After acquiring the site in 2016 and receiving planning approval in late 2018, we're proud to reach the completion of this project, which would not have been possible without our partnership with Golden Age Group. We designed Victoria Place as a workplace for the future, but pre-Covid19, and we're pleased to say that it has held up against the changing demands of the corporate market that have followed."
Colliers' National Director, Office Leasing, Andrew Beasley, said Victoria Place ticks the boxes of a prime city-fringe location, state-of-the-art technology, world-class end-of-trip facilities and ESG features.
"East Melbourne is a sought-after pocket of Melbourne that provides a sense of being in the city, without having to travel all the way there, while also benefiting from greenery and nearby Collingwood, Fitzroy and Richmond, where a large proportion of the younger generation workforce resides," said Mr Beasley.
Award-winning architects FJMT Studios has designed the new-generation office building on 200 Victoria Parade, East Melbourne, which leads the way in sustainable design, having achieved a 6 Star Green Star Office Design rating and is targeting 6 Star NABERS and a Gold WELL certification.
It also incorporates innovative and sustainable building technology, including Artificial Intelligence (AI) software for performance monitoring and a rooftop solar farm engineered to follow the sun.
"Starting with the revolutionary floating curved timber canopy, FJMT Studios has re-imagined workplace design with generous floorplates providing an engaging space that optimises innovation and collaboration," Mr Beasley concluded.
