Melbourne-based fund manager Marks Henderson has listed their Sydney CBD waterfront building for sale. Following Marks Henderson’s successful leasing story of the entire property, Wharf 10 is poised to showcase its best attributes to the market.
Designed by international practice PTW Architects and built by John Holland, the exclusive Wharf 10, 50-52 Pirrama Road, Pyrmont sits on 5,764 square metres of prime harbour real estate.
Marks Henderson has appointed commercial agency Stanton Hillier Parker’s Steven Tsang, Shirley Fan and Michael Stokes to manage the prestigious sale.
The exceptional waterfront, building is constructed on land, spanning five levels, encompassing 4,410 square metres of lettable area over four levels, complemented by secure basement parking for 40 vehicles. It is located outside the Star Casino, Google’s headquarters, and Sydney Wharf Marina.
Notably, the New South Wales Registry for Births, Deaths, and Marriages relocated from Chippendale to Wharf 10 in 2023, taking up 2,166 square metres or 49% of the building. The new premises, masterfully designed by Bates Smart and delivered by Intermain, offer an elegant ceremonial function space for marriages, boasting panoramic sweeping views of Darling Harbour, Barangaroo and the CBD.
The tenancy board for Wharf 10 indicates the Registry is in good company with Fortune 500, video gaming bemouth Activision Blizzard as an occupant. Microsoft acquired Activision Blizzard in 2022 for $95.00 per share, in an all-cash transaction valued at US$68.7 billion making Microsoft the third-largest gaming company by revenue.

Major projects in the tightly held peninsula include the ‘once-in-a-century infrastructure investment’ Metro West linking the Sydney CBD to Parramatta with a target opening date in 2032. Other significant developments include Mirvac’s reimagined $2 billion Harbourside, described as the missing piece in the State Government’s $15 billion overhaul of the harbourfront west of the CBD.
Shirley Fan, Director of Asia Markets commented on the influx of Asian investors, noting, “Recent sales of office buildings in Sydney and North Sydney have predominantly involved Asian investors. Positive market sentiment is emerging, with commercial properties boasting robust fundamentals attracting interest as counter-cyclical investments."
The expression of interest campaign is set to commence in early June.
