Woolworths Craigieburn sold by Stonebridge Property Group, Justin Dowers and Kevin Tong to a local private investor.
Stonebridge Property Group is pleased to announce the sale of Woolworths Craigieburn, a strata full-line Woolworths supermarket in Melbourne’s northern suburbs.
The supermarket traded for $17,070,000 representing a strong yield of 5.71% and is the first metro Melbourne full line supermarket to have transacted since Coles Middle Camberwell in November 2022. That sale was also negotiated by the Stonebridge team.
Woolworths Craigieburn was the first full-line supermarket in the suburb and forms part of the Craigieburn Plaza Shopping Centre some 28 km north of the Melbourne CBD.
The supermarket sold to a local private investor and was negotiated by Stonebridge’s Justin Dowers and Kevin Tong.
Justin Dowers commented, “During the campaign, we received several unconditional offers for the Property, demonstrating that supermarket investments continue to be in demand, especially with low levels of stock on the market. The unconditional sale was completed shortly after the close of the expressions of interest campaign.”
Kevin Tong commented, “Despite the strata title and short 2 year WALE, the campaign generated excellent interest with the direct underbidder being sourced by our Asia Practice division. Full-line supermarkets like Woolworths Craigieburn are extremely rare offerings and represent some of the best opportunities to come to market.”
