Dexus Wholesale Property Fund and Mirvac Wholesale Office Fund have announced that Sydney’s first skyrise, 33 Alfred Street at Circular Quay, has been leased to Australian law firms Maddocks and Lander & Rogers.
The owners of 33 Alfred Street announced two new leasing commitments, with Australian law firms Maddocks and Lander & Rogers committing to long-term leases at 33 Alfred Street, Circular Quay – Sydney’s first skyrise.
33 Alfred Street is co-owned by Dexus Wholesale Property Fund and Mirvac Wholesale Office Fund. Dexus is the development and leasing manager for 33 Alfred Street.
Maddocks will occupy circa 5,000 square metres across four levels with Lander & Rogers securing 2,600 square metres across two levels. These firms will join A&O Shearman, with 33% of the building now committed.
Built in 1962, 33 Alfred Street is in the core of Sydney’s financial district and offers some of the best views in Sydney. The building is currently being reimagined into a Premium grade office tower across circa 31,000 square metres, with the original heritage charm retained and the floors, façade and building services modernised.
33 Alfred Street incorporates market-leading sustainability credentials and will fully retain its existing structure to extend the life of the building and minimise material waste. The building is targeting carbon neutral for operations against Scope 1 and 2 emissions and a 5.5-Star NABERS Energy rating for the base building, as well as a 6-Star Green Star – Office Design & As Built v3 rating.
Once complete, 33 Alfred Street will be the final piece of Quay Quarter Sydney, with customers benefiting from the amenity at the award-winning Quay Quarter Tower and Quay Quarter Lanes.
Hamish Stuart, Head of Leasing, Office at Dexus said: “This is the first time 33 Alfred Street has been available to lease in 60 years, and we are pleased with the strong leasing interest we have received so far. We are excited to be giving this Sydney landmark building a new lease of life through a development that will transform it into a modern workplace where teams can collaborate, innovate and build culture.”

We wanted a modern workspace, that will allow for seamless collaboration and service innovation into the future. We’re excited about the move which reflects Maddocks’ evolution as a modern Australian law firm.”
