A newly proposed childcare centre for lease in Ivanhoe is set to provide the new operator with a prime opportunity to capitalise on the suburb's projected growth and increasing demand for quality childcare services.
The leasing process is being managed by CBRE’s Sandro Peluso, Marcello Caspani-Muto, and Jimmy Tat via an Expressions of Interest campaign.
Opposite the busy Heidelberg Repatriation Hospital, the centre on 183 – 185 Banksia Road is strategically located in Ivanhoe, a suburb poised for substantial growth with a projected 42% increase in population over the next 20 years.
The proposed two-level centre will accommodate 92 children with a bespoke fit-out tailored for the incoming early learning provider. It is set on a 1,391 sqm site with a 1,265 sqm floor area.
Mr Peluso said, this leasing opportunity follows the successful leasing of five childcare centres by the team in the past three months, reflecting the growing demand for childcare services in Australia.
“We have seen a continued stream of strong net migration into Australia in the past two years that has really pushed demand for childcare service around Australia to an all-time high, this has put pressure to the already slim development pipeline.”
Jimmy Tat added, “We are seeing more new entrants to the childcare market, especially operators from Singapore and China, who are looking at introducing new models of teaching to the Australian market.”
Mr Tat said the centre stands to benefit from Ivanhoe’s favourable demographics, including ten schools with more than 5,700 students within a 3km radius, an above-average median household income, and significant residential development with an average of 151 new dwellings per year.
