An A-Grade building office building in the prime western core of Perth CBD at 503 Murray Street Perth leased to MyLeave, brokered by Sterling Property Senior Partner Jack Bradshaw.
Sterling Property has brokered a 7-year lease with a state government agency for a premium 676 sqm office at Westend on Murray, an A-Grade building office building in the prime western core of Perth CBD at 503 Murray Street.
Government agency MyLeave – Construction Long Service WA, will take up a fully fitted space on Level 1 of Westend on Murray, with the premium location to enhance its administration of portable long service leave for construction workers across Western Australia.
Since being acquired by commercial syndicator Properties & Pathways last year, in a $33 million deal also brokered by Sterling Property, upgrades to Westend on Murray have included new state-of-the-art End-of Trip (EOT) facilities, a refreshed lobby and a high-quality speculative fit out on Level 6.
Other enhancements included numerous environmental improvements, including the impending installation of a new solar PV system offering tenants approximately 20 per cent savings on electricity costs.
The building also underwent a complete LED lighting retrofit throughout and is soon to feature new EV charging facilities to support the transition to electric vehicles.
Properties & Pathways managing director Cal Doggett said securing MyLeave as the building’s newest tenant validated the syndicator’s strategic approach to asset management at Westend on Murray.
“The extensive upgrades we’ve implemented directly address what modern tenants are seeking in their workplace environment,” Mr Doggett said.
“Having a state government agency such as MyLeave at Westend on Murray demonstrates the strong appeal of our offering in the Perth CBD office market.
“What sets Westend on Murray apart is our ability to deliver exceptional value through market-leading outgoings at just $100 per square metre annually, combined with quality amenities and fully fitted spaces.”
Sterling Property Senior Partner Jack Bradshaw said there were several further leasing options available at Westend on Murray, with leasing activity being carried out in collaboration with CBRE.
“Westend on Murray represents a rare opportunity in Perth’s west end, offering the flexibility of spaces from 327sqm to full floor plates of up to 1,180sqm,” Mr Bradshaw said.
“We're seeing strong interest from professional services firms who appreciate the building's sustainability credentials, including the pathway to Carbon Neutral certification and the substantial electricity savings from the new solar PV system.
“The newly completed 1,152 sqm fit out on Level 6 also stands out for prospective tenants, with its plug-and play option and a spacious kitchen breakout area, complemented by a balcony overlooking West Perth.”
Located at the west end of Murray Street, Westend on Murray offers easy access to Elder Street and QV1 car parks, as well as proximity to the Perth and City West train stations – making it ideal for professional tenants seeking convenience and connectivity in the heart of the city.
“For tenants looking to optimise their workplace strategy, Westend on Murray delivers A-Grade quality without the premium price tag typically associated with comparable buildings in the CBD,” Mr Bradshaw said.
