A purpose-built physiotherapy centre has been listed for sale in the bayside suburb of Rosebud on the Mornington Peninsula.
Located at 42-44 Boneo Road, the centre is fully leased to Lifecare Physiotherapy which has been operating in the local Peninsula community for more than 28 years. The recently renewed lease is secured for five years plus options to 2039.
CBRE’s Australian Healthcare & Social Infrastructure team of Sandro Peluso, Jimmy Tat and Kai Wang are managing the sale.
Mr Peluso noted the tenant, Lifecare Physiotherapy, is a subsidiary of global healthcare provider APM Group which has a market cap of $1.3billion AUD.
“We expect the property will attract investor attention from across the country as prime sub $5 million healthcare assets are rare and in high demand. Rosebud is a beautiful beachside suburb with a growing population, so the need for healthcare services in the area will only increase in the coming years,” Mr Peluso said.
The centre, built in 2011, is situated on a 1,596sqm parcel of general residential zoned land and is surrounded by healthcare and retail amenities including Rosebud Hospital and Rosebud Plaza Shopping Centre.
Mr Tat added, “The location of the centre, close to residences and next to numerous healthcare and retail offerings, means it has all the right attributes to be the physiotherapy centre of choice for decades to come.”
