Colliers Travis Hurst, Adele Foott and Rob Joyes have been appointed to manage the sale of two prime sites in central Bendigo on behalf of YMCA.
Victoria as part of a strategic plan to enhance community benefits through its programs.
The properties comprise an office building, adjoining Tom Tweed Stadium at 45-51 Mundy Street, and the 25-space car park at 165 Lyttleton Terrace. The properties are being offered together or separately via an Expressions of Interest (EOI) campaign, closing in late April 2025.
Colliers Bendigo Director Travis Hurst said, “This is the first time the stadium building has been offered for sale since it was constructed in the 1970s.
There is much scope for adaptive reuse of this building that would be suitable to a wide range of businesses.”
The adjoining office building, constructed in 2005, is currently leased to Bendigo Council, and the car park lease is also in place, both set to expire in
November 2025, providing short-term rental income and long-term flexibility for buyers. The 25-space car park, which directly adjoins the stadium at the rear, is ideal for stadium buyers requiring parking, nearby businesses needing additional spaces, or future development opportunities
“This sale presents a rare opportunity for investors, developers, businesses, and community organisations to secure a well-located and adaptable property in Bendigo’s city centre,” added Mr Hurst. “We expect that the office building will have strong appeal to any potential occupant for its light-filled space and lift access.”
YMCA Victoria CEO Carolyn Morris stated, “We now believe it’s time to unlock the value of these properties to deliver community benefit through our programs in Bendigo and more broadly. The sale of the properties on Lyttleton Terrace and Mundy Street is the right decision, not just for Bendigo but for the broader Y movement in Victoria. Proceeds will financially strengthen YMCA Victoria and help us to focus more closely on our mission of supporting and empowering young people.”
Ms Morris emphasised that YMCA Victoria has offered or signed extended leases with all tenants to ensure a smooth transition to new premises if needed. “I’m very happy to see that Palmer’s Gymnasium, which has occupied one of the sites for many years, has found great new premises nearby. This means Palmers can keep offering classes for local children without disruption.
“YMCA Victoria is proud of our record of investment in Bendigo, including partnerships to maintain Eaglehawk Community House and the opening of 12 out-of-school care programs and a new early learning centre. We will continue to invest in and support Bendigo. We are not selling any other local assets,” added Ms Morris.
