82 MacArthur Street Sale Victoria sold for $3.647 million through Burgess Rawson’s Romanor Falconer and Shaun Venables in conjunction with Graham Chalmer’s Chris Morrison.
A prime retail asset has changed hands, with the BCF store at 82 MacArthur Street selling for $3.647 million.
Burgess Rawson’s Romanor Falconer and Shaun Venables in conjunction with Graham Chalmer’s Chris Morrison, facilitated the transaction.
Mr Falconer said the campaign attracted a high level of interest from local and interstate investors drawn to the highly coveted tenant profile and its central CBD position.
The property was secured on a semi-gross lease with 4.4 years remaining on the current term. The sale price reflected a yield of just over 6.0 per cent.

The site is secured by a 7-year lease from June 2022 to Boating Camping Fishing (BCF), Australia’s largest outdoor recreation retailer and a subsidiary of ASX top 200 company, Super Retail Group. Operating since 2003, the longstanding and successful outdoor retail outlet Tackleworld was acquired by Super Retail Group and rebranded as BCF in 2022.
The property sits on a 1,108sqm corner freehold and boasts high exposure near Princes Highway, benefitting from significant passing traffic.
Strategically positioned in Sale’s commercial hub, the site is directly adjacent to Supercheap Auto, another Super Retail Group brand, and is surrounded by major retailers including Coles, ALDI, and Harvey Norman.
Mr Falconer said the buyer has secured a prime corner site in a thriving regional centre. Sale is recognised as the capital of the Wellington Shire, home to the RAAF training base and a key boating destination with the Port of Sale connecting to Australia’s largest inland waterway, Gippsland Lakes – an important driver for the BCF business.
